Accessibility: This is a 3 level townhouse. Five steps up to enter the unit. Once inside there are 2 bedrooms and a full bath downstairs. The kitchen, powder room and living room are on the middle level. The primary suite and laundry are located on the 3rd level. Heating/A/C: There is heating throughout the entire townhouse. A/C split units are in the primary suite and main living room & kitchen area. The lower level bedrooms DO NOT have A/C, but stay comfortable all year. The bedrooms are equipped with tower fans for extra comfort. TV is streaming only using your own subscription logins (no cable for local channels). Parking: Ballard parking can be limited at times; local tips provided for on street parking Climate Control: A/C in living room and primary suite; tower fans in other bedrooms Neighborhood: Like all big cities, you may encounter urban homelessness on occasion — guests have shared they felt safe during their stay

Occupancy: 7 max- The number of guests staying at the property should not exceed the number stated in your booking confirmation. Any additional guests must be approved in advance. No Parties or Events: Our home is for relaxation and quiet enjoyment. Parties, gatherings, or any events that exceed the stated occupancy are strictly prohibited. No Smoking: Smoking of any kind (including e-cigarettes, vapes, etc.) is strictly prohibited inside the property. Pets: 2 well behaved dogs allowed (pet fee applies). Parking: One driveway parking spot for a car (height limited). Street parking is typically available out front or within the block. Please be mindful of any posted parking restrictions and do not block our neighbors' driveways. Garbage and Recycling: Please dispose of your trash and recycling in the designated bins marked "A" located in the driveway to the left. Check-out: Check-out time is 11am. Please ensure the property is left in a tidy condition, with dishes loaded in the dishwasher and started. Please lock all doors and windows upon departure. Lost and Found: We are not responsible for any personal belongings left behind. If you realize you've forgotten something, please contact us as soon as possible, and we will do our best to assist you. Shipping costs for returning items may be the guest's responsibility. My family and I stayed at Jeff's place for 4 nights for a holiday get-together. All guests enjoyed their stay and would stay again. We cooked several meals and were grateful for the fully stocked kitchen and very quality pots and pans, appliances, etc. We had everything we needed. Jeff was also very responsive and friendly. Not only is there a pickleball park right around the corner, but there are so many local breweries in walking distance. We enjoyed how much there was to do in the neighborhood and how easy it was to drive into the city of Seattle. The location is more than worth the stay!

We did love this townhouse and its open-space plan and kitchen "personality" were wonderful. One word of caution: the scent in the place was so perfumed/chemical cleansers were so strong that we had to air out the place and then (particularly in the top floor) not go up there for so long. Not everyone has this sensitivity, but if you are, this is not an ideal match.
